The relevant conclusions were made based on the results of the meeting between the analysts of the real estate market, which took place in the Grand Hotel Kyiv. Among other things, experts noted quite significant changes in the capital’s residential real estate market. The organization of this summit was the company Ukranian Real Estate Club.
For this period of time, almost all development companies have a certain optimism regarding the possibility of the implementation of residential real estate in the near future. First of all, positive moods can be displayed on a fairly significant increase in the cost of square meters of residential real estate in all sectors.
In accordance with the data provided by Knight Frank during 2012, the average cost of square housing meters in the primary real estate market of an elite type in the capital of Ukraine increased to 6.87 thousand American dollars for the second quarter, in the third, this cost amounted to 7 thousand dollars. If we consider the reporting period of the first nine months of 2012, the cost of elite real estate fell by more than 10 percent. At the same time, if we consider the apartments in the annual report, then the cost of housing objects increased by 1.3 percent. A completely different trend is observed in the segment of budget real estate: the cost of housing in it fell by more than 1.5 percent, cost per square meters fell to 1.36 thousand American dollars. Nevertheless, starting in January of the current 2012, the cost per square meter of the economy-segment has risen to 1.7 percent.
